With a Europe wide network of office locations, the real estate consultants at Hollis draw back on the internal expertise in engineering, innovation and technology, working hard to be at the forefront of innovation and sustainability. And the story of their new Manchester office is exactly that.
The recent CAT B refurbishment situated on the 6th floor of the Lexicon Building in Manchester sees not only a stylish transformation of a vacant space, but also a unique opportunity to showcase their real commitment to sustainability.
True to their brand philosophy, the team at Hollis have left no stone unturned and their efforts have paid off with the scheme being awarded with an “excellent” BREEAM sustainability rating.
Built in the 1960’s, 10-12 Mount Street was originally called the Television House. Recently refurbished and re-named, The Lexicon House offers 10 floors of office space totalling almost 45,000 sq. ft in a desirable location of central Manchester.
The Hollis Manchester team project managed the CAT A within the Lexicon Building and the CAT B of their new office space.
As one would expect from a tower block built in 1960’s, the project presented the team with a range of limitations in terms of sustainability. Despite those challenges, the team at Hollis achieved the prestigious ‘excellent’ BREEAM rating, sending a strong message that a sustainable workplace can be achieved in older buildings.
The new Hollis Manchester office presents a 3600 sq ft of meticulously planned and stylishly fitted out workplace. The scheme focuses on space efficiency and sustainability. The design brief was to create a cool, comfortable workplace and address the wellbeing of the team by designing varied spaces allowing collaboration, socialising as well as quiet areas.
Having previously worked with the consultants at Hollis and successfully delivered several projects (perhaps most notably the Birchwood House in Surrey), the consultants at Hollis turned to us with the request of supporting the lighting scheme for their new Manchester office. We love working with clients who appreciate well lit spaces, so the internal project team at 299 jumped on the opportunity.
The scheme was designed by the internal team at the Hollis in Manchester, who specified the desired products.
Thanks to our reputation on previous projects, we have been trusted to design the lighting scheme for this stylish workplace. We created the lighting layout and a luminaire schedule, based on the client’s specification. Our team provided technical advice and working samples. Lighting design and lighting calculations were produced to ensure the scheme complies with current British standards and CIBSE guidelines.
As the floor plan is fairly straightforward, 36 hours of lighting design were used to support this project. The refurbishment included replacement of suspended ceilings grid, creating a large area with exposed soffit and exposed services.
The design brief for the general office lighting was a contemporary looking linear profile with great performance and efficiency. In the main open plan office designed to accommodate 25 workstations, the designer’s favourite Rio Suspended was specified in matte black colour.
It enhances the stylish interior design with exposed soffits and provides comfortable lighting.
In the kitchen and breakout space, the designers specified a linear system using Suna track to match the black kitchen finish and create a more dramatic atmosphere in the breakout space.
In the quiet working area, the Venta track lighting was used allowing the feature wall to stand out. Adjustable spotlights were installed in the table football room and shower room and standards downlights were used in the common areas.
All lighting was supplied in a contemporary matte black finish to match the bold interior design scheme.
The result is a stylish contemporary CAT B workplace that leads the way in the future for of sustainable design. It’s an outstanding space with high functionality, strong feeling of wellbeing and a bold contemporary design feel. The new office space reflects the client’s brand and their position in the market whilst giving their team a comfortable place to work and thrive.
